San Francisco Rent Snapshot:

October 2026

San Francisco rents are rising faster than anywhere else in the country, so an estimate from last year is probably too low.

  • Median one-bedroom asking rent: $4,430, up 26.2% year over year (Zumper National Rent Report, October 2026)

  • Median two-bedroom asking rent: $6,320, up 27.9% year over year (Zumper, October 2026)

  • Median rent across all unit sizes: $3,878, up 25.7% year over year, the highest of any large U.S. city (Apartment List, October 2026)

Sources: Zumper National Rent Report · Apartment List San Francisco Rent Report

Different sources report different medians because they count different listings: Zumper uses asking rents on active listings, while Apartment List uses a repeat-rent index. This is why the calculator blends several sources and why a property-specific analysis matters.

How the Rental Value Calculator Works

The calculator starts with a current median rent for your city and bedroom count, then adjusts for the features that most affect Bay Area rents:

  • Location — city and neighborhood, with an adjustment for premium locations

  • Size — square footage compared with typical units of the same bedroom count

  • Condition — remodeled, well-kept, or needs updating

  • Amenities — in-unit laundry, parking, outdoor space, views, and similar features

  • Property type — condo, TIC, co-op, flat, or single-family home

The math runs in your browser, and you do not need to enter contact details to see your estimate.

What Affects Rental Value in the Bay Area

1. Rent control and the age of the building. In San Francisco, most multi-unit buildings built before June 13, 1979 fall under the city's Rent Ordinance. Owners can set market rent when a new tenancy begins, but annual increases are limited after that, so the starting rent matters more. Many other California rentals fall under the statewide Tenant Protection Act (AB 1482). Condos and single-family homes owned by individuals may be exempt if the lease includes the required notice.

2. HOA, TIC, and co-op rules. CC&Rs, house rules, minimum lease terms, rental caps, and co-op board approval can limit who you can rent to and when. These rules affect both your rent and how long the unit sits vacant.

3. In-unit laundry and parking. In San Francisco, in-unit washer/dryer and deeded parking are two of the amenities that most affect rent, especially for tech and biotech renters.

4. Condition and presentation. Fresh paint, updated kitchens, professional photography, and good staging help a unit rent faster and closer to the top of the market range.

5. Timing and lease terms. Spring and summer usually bring more renters. Furnished, short-term, and corporate-relocation leases are priced differently from standard 12-month unfurnished leases.
